Quality Construction Standards


Excavation:
  • Strip all topsoil from building area and stack for regrading.
  • No additional fill or topsoil included or labor involved in such.
  • Price to be adjusted for all rock excavation.
  • Spread topsoil for final grade.
  • Contractor is only responsible at contractor's discretion for the clearing of any trees or any other preparation before the excavation needed to construct home. Any other tree clearing or lot work above disturbed areas will be an extra cost to the buyer.

Foundation:
  • 10" thick by 9' high poured concrete foundation in full basement.
  • 8" thick by 4' high poured concrete foundation under garage and porch(s).
  • 20" x 8" footer under poured walls.
  • Certainteed Form-A-Drain on both sides of footer in full basement.
  • Form-A-Drain connected to sump pit with sump pump.
  • Tar dampproofing on exterior of foundation wall below grade.

Concrete:
  • 4" thick concrete slab with 6-mill poly plastic beneath for vapor barrier.
  • 4" thick concrete in garage with 2' x 2' grid of 1/2" rebar.
  • 4" thick concrete on porches with 2' x 2' grid of 1/2" rebar.
  • Minimum of one 36" wide step from front porch/stoop to front walk.
  • 36" wide concrete walk from front porch/stoop to driveway.
